Re: The build of Jensen St Hughes project managed and constructed by ReliaBuilt.
In designing and constructing our dream home, my husband and I spoke with numerous builds to gain an insight into their skills, knowledge and experience of the industry. The connection we made with ReliaBuilt and Warrick in particular was a friendship that still continues today. From the initial planning of the design, Warrick was able to provide us with advice as to what would work and give us the best possible outcome for the house. During construction the communication from Warrick was outstanding. He always made the time to have a chat, even when he was so busy himself. If we decided to add or change any aspects of the built it was never a drama; Warrick would just be on it!
My husband and I are extremely happy with the end result that was constructed on time and has met all our expectations and that of the neighbours, with comments that 'they love our home'. I would definitely use ReliaBuilt again if I decided to build another personal home or an investment property due to the professional workmanship and quality products used. I think the thing that sets Warrick apart from other builders is that he builds houses as if they are his own and cares about the client happiness in the outcome, which is definitely a great attribute to have.

We purchased a small 1967 three bedroom red brick house with the view to renovate to take advantage of the northerly aspect of the existing house and a further extend to accommodate our busy lives with 2 young children. We engaged architect John Antoniak to design a floor plan to accommodate our needs, primarily to increase our living space and to provide us with a new master bedroom, ensuite and walk-in robe and family room.
The new design built on the advantage of the existing position providing new entertaining areas for both summer and winter living in Canberra. The large north facing deck at the front overlooks the parkland across the road, perfect for keeping an eye on our two young boys playing across the road, also providing perfect midseason entertaining. The rear deck is situated on the southern aspect of the block and provides a more sheltered entertaining area in the summer. Both decks provide us with areas for relaxation and entertainment all year round.
On major attraction of the original house was that the original single car garage that sat under the house roofline. The garage has now been converted to a new family room, while a new double garage has been added to the side rear of the house to give sufficient rear access to the backyard required under ACT planning laws.
Inside, the house has a new featured ash floor boards chosen for their rustic look and hard wear. The new large open plan kitchen, designed by the Kitchen Company, offers a practical work area with extensive storage and a modern fresh look. The central island bench is brilliant for meal preparation while providing a central area for conversation with visitors or family.
The whole building process has been a great experience with Warrick and the Reliabuilt Team making it an exceptionally smooth process, providing practical
suggestions along the way helping us keep within our budget, while delivering a high quality home.

Basically, we found the perfect site for us and moved on it ASAP, as the Government was changing laws and restrictions around unit titling for dual occupancies at time of purchase. So we were basically in a bit of a hurry to exhange and also convince the existing owner to be an applicant for our unit title application, which took a bit of convincing and extra payments above the current price and some other incentives to the agent to get things moving and for the owner of the hour to sign off on the application on their behalf knowing full well that we were going to build a second dwelling at the rear and capitalise on their property so that was quite unique in that trying to get them to sign off on our profit.
Then we engaged a local architect (Jefferson Godfrey) to design the configuration of the two houses so it would work optimally. We really wanted to get the most out of our block and Jefferson came through with some unique features. One being a double garage (rarely achievable in dual occupancy situations) and extra parking or turning area. That was quite a good innovation. I was originally recommended Reliabuilt from my architect as he had a build done previously similar to this and he was very impressed with the outcome. I chose Reliabuilt after meeting with Warrick and doing some research and found that previously they had won some awards and also had featured in the Belconnen Chronicle and Canberra Times, which gave me great comfort.
I wanted a high-end finish and no hassles for this particular dual occupancy as I live in Sydney and all correspondence would be via phone or email. During the build I found that Warrick, Kim and Reliabuilt were able to deliver that with a level of professionalism that was really top notch and their integrity is impeccable. Both Kim and Warrick work well together with Kim always in the office firing away at any issues around materials for fitting out of the house and Warrick and the boys onsite. The workmanship and finish is really top notch and of a high grade due to actual trade knowledge and ability and also the quality products used.
Warrick said that it will be built by a certain period and even though the boys had five weeks off over Christmas and there was plenty of train he was true to his word and the build was pretty much done on time and within budget. The only budgeted overspend was from my behalf widening the driveway.
One hurdle was when excavating for the footings was a huge vein of rock; to overcome this the whole house was elevated a little instead of blowing out the budget, which basically allowed us to create quite a large deck to the rear blending in total inside with outside giving that alfresco sort of living area. One other issue was the fron house was tenanted during the build phase so Reliabuilt had to be quite conscientious about the amount of dust and dirt, noise and rubbish that was on the site constantly and Reliabuilt was really quite conscientious to this.
The end result of the house is really impressive. They have really been able to blend two houses together by rendering them both matching the colours, matching the carports, blending the screens. It looks like a complete unit title dual occupancy arrangement, sometimes not in the case where you just build the new house in the back and forgotten about the front house. It is really a blended outcome. My expectations of the dwelling were really quite high and Warrick was certainly able to deliver that.
Really, I have engaged Warrick to build another house for me because he was so successful in completing the Flynn project. My mum and dad have also engaged Warrick to build a house that they are dealing in a title dual occupancy situation. So really, it is blossom of the Flynn success. I have got no reservations in recommending Reliabuilt as a quality builder who are able to deliver a quality product on time with minimal fuss or stress in a professional manner. Warrick and Kim work well together in getting the job done in a professional manner.

Thank you for giving me an opportunity to write this letter of recommendation for Reliabuilt Pty Ltd.
It was so important for us that we found a builder who would not only be competitive in the pricing area but who would love our project as much as us, and that we did!
We first heard of Reliabuilt as a friend of ours had just engaged them to do their home build, and she was very happy with her decision. We decided to go to tender so we had already engaged a number of other builders to price our project, however, when we heard how happy she was with Warrick we thought, what's one more builder!
From our first meeting with Warrick we were pleasantly surprised by his down to earth nature no bull approach. He looked at our plans and was immediately keen on building our home, and loved the design. He was very detailed in his explanation of his business, the process, what role each of us would take and also provided us with a very competitive price. After Warrick left the meeting my husband and I discussed the tenders but we just couldn't go past the good vibe we had with Warrick and accepted his company to build our home.
During construction what continued to amaze us and reinforced our decision to go with Reliabuilt was Warrick's ability to think outside the square. We would hear from Warrick nearly every day going over every detail, confirming what we were after and also offering his advice on products that were current to the market that would also suit with Canberra's climate, whilst still keeping with the design and look.
The build was a fairly seamless process and the end product was exceptional. The quality in which the house was completed was amazing and the small amount of defects post-handover has been dealt with in a timely and professional manner.
We hope the opportunity arises again so we can work with Warrick and his team on building yet another dream home - in the meantime we look forward to recommending Warrick and his team to anyone and everyone that needs some building done!
